WHAT IS A HOME INSPECTION?

Home inspections provide a comprehensive review of the external and internal conditions of the house.  While the report summary often sounds negative, it is important to keep in mind that it is the job of a home inspector to identify current and potential needs that should be addressed.  Even the most solid and beautiful homes require maintenance to extend their lifespan. 

WHY DO I NEED ONE?

As a homeowner, you will be prepared for regular maintenance and upkeep of your home's working components or structural integrity. 
As a seller, urgent needs can be addressed prior to placing your home on the market in order to maximize the selling price. 
As a buyer, you will be aware of future needs of the home and if they are severe and urgent, the inspection results may aid in prompt attention.  You will also be educated about minor defects and approximate lifespan of various components such as a roof, siding, or furnace.

IS A NEWER HOUSE A "BETTER" HOUSE?

Not necessarily.  I have seen 20 year old furnances in better condition than 5 years old furnaces.  New does not mean better.  Maintenance and upkeep are essential in maintaining the quality and life of every part of a home. Some common things that require attention are roofing, siding, furnaces, paint and caulk. While an older home may not meet current code standards or have "out-of-date" building products, it does not mean that the home is not perfectly stable and livable.  However, new homes have not had time to acquire the abuse and natural weathering.  In the end, it pays to be educated about the quality and condition of your home and how you can prolong its life. 

 
DO HOMES PASS OR FAIL INSPECTIONS?

No, homes do not pass or fail.  A professional home inspection is an examination but it is not a test.  The current conditions of the home will be identified so the owners can address needed repairs and safety requirements.  Local code compliance and home value are not part of the home inspection process but will be acknowledged.

WHO CAN PERFORM THE HOME INSPECTION?
The Revised Code of Washingtong (RCW) 18.280.020 states that "Beginning September 1, 2009, a person shall not engage in or conduct, or advertise or hold himself or herself out as engaging in or conducting, the business of or acting in the capacity of a home inspector within this state without first obtaining a license as provided in this chapter."

Your inspector's compliance with state and national law can be ensured through their credentials.  It is to your advantage to know if your home inspector is legally certified.  To the T Inspections is Licensed by the State of Washington.
